Tenants

At Michael J Chapman we let and manage a variety of properties throughout the local area.

Our experienced and friendly team are here to help you find your ideal home to rent. We will arrange and conduct all the viewings with you, offering you advice, ideas and general assistance with your decision. We are happy to arrange viewings out of normal working hours and at weekends. Once the lettings process begins, we will help you along the way and, most importantly, communicate with you, even after you have moved in.

Relevant letting fees and tenant protection information

As well as paying the rent, you may also be required to make the following permitted payments.

Permitted payments

Before the tenancy starts (payable to Michael J Chapman Estate Agents] ‘the Agent’)

Holding Deposit: 1 week’s rent

Deposit: Five weeks’ rent

During the tenancy (payable to the Agent)

Payment of £50 (Inc. VAT) if you want to change the tenancy agreement

Payment of interest for the late payment of rent at a rate of 3% above the Bank of England Base Rate from Rent Due Date until paid

Payment of the reasonably incurred costs for the loss of key(s)/security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged. If extra costs are incurred there will be a charge of £15 per hour (Inc. VAT) for the time taken replacing lost key(s) or other security device(s)

Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

During the tenancy (payable to the provider) if permitted and applicable

Utilities – gas, electricity, water

Communications – telephone and broadband

Installation of cable/satellite

Subscription to cable/satellite supplier

Television licence

Council Tax

Other permitted payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages.

We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.

NON-HOUSING ACT TENANCIES (NHA)

You can see all the money and fees you’ll need to pay for Non-Housing Act Tenancies (NHA) listed below. Non-Housing Act Tenancies (NHA) and Common Law Tenancies are as follows

  • if the rent is over £100,000 a year.
  • Where it is not the tenant’s main home.
  • Company tenancies are also Non-Housing Act Tenancies (A company let is when a company takes on a residential tenancy agreement as the tenant, rather than an individual. The tenancy will be in the company name. The company employee will live in the property)
  • The landlord lives in the property.

Description

Charge

Pre-Tenancy Application Charge (PTAC)

Equivalent of one weeks rent or £600, which will be put towards your first rent due on completion of the tenancy. If you withdraw from the tenancy: Private tenancies – minimum of £300 per person. Company tenancies – minimum of £600.

Company reference checks, Tenancy paperwork, Deed of guarantee

£360 per tenancy for referencing, contract negotiation and arranging the tenancy

Deposit

Usually equivalent to 5 weeks rent or if you have a pet this will usually be equivalent to 6 weeks.

Withdrawing from the tenancy

Loss of referencing fee

Call out services (including out of hours)

£60 per hour and/or you’ll have to pay the contractors invoice where your actions or lack of actions result in us or a contractor attending the property to remedy the situation.

Last minute cancellation or no cancellation of pre-arrange visits.

£60 per visit and any contractor invoice. If you cancel an appointment less than 24 hours before, or we have arranged to visit your property and we can’t gain access.

Hourly rate

£60 plus any replacement costs if we or the landlord have to replace any damaged or broken items or return any fixtures or fittings to their original position, as per the inventory.

Late/unpaid/returned rent payments

£60 late payment charge and 3% above the base rate of Bank of England per annum, calculated daily.

Change of sharer

£375

Additional sharer

£75 if they change at the same time as the above

Renewal negotiation

£180 for each renewal. If additional referencing is required, we’ll also charge you £45 per reference.

Any tenancy agreement specially negotiated clauses agreed after the tenancy agreement has been signed.

£180 each time a change is requested and agreed by the landlord

Early termination

All costs, fees and charges incurred by the landlord for allowing early termination including the agent’s existing or re-letting fees.

Stamp Duty Land Tax

This tax is payable on tenancies where the rent exceeds £125,000

We are members of the Propertymark Client Money Protection Scheme.
